SUMMARY: "Under the final rule, institutions that engage in certain credit decisions or securitization determinations must adopt policies, practices, procedures, and control systems to ensure that AVMs used in these transactions to determine the value of mortgage collateral adhere to quality control standards designed to ensure a high level of confidence in the estimates produced by AVMs." The quality control standards for Automated Valuation Models (AVMs) are a set of requirements that ensure the accuracy of estimates produced by AVMs.    The final rule does not specify how banks should structure their policies, practices, procedures, and control systems. Instead, it gives banks the flexibility to set quality controls based on the size of the bank and the risk and complexity of transactions.    AVMs are systems that use mathematical modeling techniques to estimate the value of a property at a specific date. They are used by mortgage originators and secondary market issuers to determine the collateral worth of a mortgage. Yes, future home mortgages will be collateralized. A mortgage is a collateral loan where the house is the collateral. If the borrower defaults, the lender can take the house and sell it to pay off the loan. Banks will be collateralizing all debts with gold as well.
